​​Onsite buyers: Parcels 1, 2, and 3, 10% down the day of the auction the balance due within 30 days from the date of the auction. There is a 10% buyer's premium. Payment to be in the form of cash, cashier's check or verified funds.

Online buyers: Parcels 1, 2, and 3, 10% down the day of the auction the balance due within 30 days from the date of the auction. There is a 10% buyer's premium. Payment to be in the form of cash, cashier's check or verified funds. All internet bidders must be registered and approved by Americana Real Estate & Auction atleast 24 hours prior to the auction in order to bid online.

 

Parcels 1, 2, and 3 will be sold by the deed. No survey.

 

TERMS: Possession will be given at closing. All announcements made day of the auction from the auction block take precedent over printed or electronically produced media.

Real Estate Taxes and Closing Cost: All real estate taxes will be prorated for (year). The purchaser will pay all other closing costs associated with the purchaser's side of the sale, including local and state recording fees and any cost associated with the purchaser's loan. The seller will pay for deed preparation and deed tax.

This Auction is not contingent on or subject to financing, appraisal, survey, or inspections of any kind, as agreed to by bidders at registration prior to bidding. If the buyer is obtaining financing please speak with your lender to ensure the loan can be completed by the specified closing date before bidding. Seller and Buyer(s) shall pay their share of the costs of closing.

The buyer acknowledges they are buying property "as-is", "where-is", without inspections or contingencies. The buyer(s) will rely on his/her own judgment and inspection. ALL SALES ARE FINAL! The bidder understands and agrees that no refunds, exchanges, adjustments, chargebacks, etc., will be allowed. Property is available for inspection at specified times, and it is the bidder's responsibility to determine the condition. Bidder's failure to inspect any item or lot will not constitute grounds for any claim, refund, adjustment, chargeback, etc. All description information has been gathered from sources which we believe to be reliable but is not guaranteed. Auctioneer makes no warranty or guarantee of any kind with respect to condition, authenticity, provenance, source, condition, suitability for a particular purpose, etc.

The auctioneer reserves the right to change, modify, delete any item or lot or description in the auction as may be necessary. Any dispute between Americana Real Estate & Auction, its Agents or Representatives, and the Buyer(s) will be tried in a court of jurisdiction in Breckinridge County, Kentucky. By bidding on the property, the buyer agrees to all terms and conditions set forth.

Agency: Americana Real Estate & Auction Agents and Representatives are agents of the Seller. Buyer and or Bidder agrees to hold harmless and indemnify Americana Real Estate & Auction and its Agents and its Representatives from any and all claims, damages, or suits including but not limited to awards, judgements, costs, fees, etc. Americana Real Estate & Auction reserves the right to alter this agreement at any time.
